Competitive Advantage

The indirect or direct players maybe many especially in the established Real Estate company who have been operating for 20 – 30 years in the Nation’s Capital and Papua New Guinea as a whole.

The fact about our advantage is that we are catering for the demands of about 76 thousand Public Servants in Papua New Guinea. The guarantor is the state who employs the Public Servants has obligations to ensure that the Public Servants are accommodated.

It is sustainable as this business venture is an ongoing as the Public Servants continue to add onto the number for as long as the nature of Papua New Guinea is here. Our prices will be affordable and will attract bigger market than the Real Estate.

Rationale for the deal

Our opportunity is quite obvious because the Public Servants will continue to get the houses and buy them from our company rather then buying it from other Real Estates because Real Estates charge a higher price on houses and even ordinary people cannot afford. The more we sell the more profits we make.

We will make money from the sale price against the construction price. The fact is that construction price is slightly lower than the sale price in any case at all because our prices will be determined by the state agreed market price.

Yes there seems to be a lot of money around now then before and this can be measured by the people buying into the houses from Real Estates. But our prices may be much lower which may likely to attract influx of buyers for the sake of affordable homes then the prestige.

Use of financing

We need the investment to kick of this viable and lucrative business venture of constructing 100 – 200 houses for the Public Servants in Port Moresby the Nation’s Capital with an estimated population of 450, 000 people. There are about 14, 000 Public Servants living in Port Moresby alone.

We are looking at selling about 100 – 200 houses per year or even more depending on the capacity of construction companies or builders to build and the availability of funds to help build the houses.

We would need an estimated AU$ 6, 000, 000 – AU$ 10, 000, 000 as initial requirement to kick start the project and then the future will subject to the need as maybe required.
