The property under consideration is an estate comprising of total land of 20 Acres along with some built up areas in 9 Blocks. Some of these Blocks are in usable condition and the rest are in a dilapidated condition. However, these Blocks like the main house are presently occupied.
1. Current Land Zoning Status and possible development options :
As far as Mussoorie is concerned development is governed by the building regulations formed by the MDDA. At the same time, no master plan has been made by the MDDA for Mussoorie which will tell us about the land use zoning.

TOTAL AREA THAT CAN BE APPROVED IS 12701 *3 = 38103 SQ.FT.
5. TOTAL AREA AVAILABLE FOR DEVELOPMENT IF APPROOVED BY AUTHORITIES:
The site has beautiful TERRACES FACING SOUTH/SOUTH WEST.
These sites have huge potential for further Development as they are mostly devoid of any plantation. These Terraces overlook the Dehradoon Valley, Burlowgunj, Mussorie and provide one of the most scenic views in this area.
The total Flat Area can be grouped into 4 sets of TERRACES.
The Flat Area under Group B comprises of 23 TERRACES.
The Flat Area under Group C comprises of 10 TERRACES.
The Flat Area under Group D comprises of 06 TERRACES.
The Flat Area under Group E comprises of ONE Large TERRACE.

7. SCOPE FOR CONVERSION OF LAND USE PROCEDURES AND COST AS APPLICABLE :
In the absence of any MASTER PLAN OF MUSSOORIE, the question of any Land Use Conversion does not arise.
