I do real estate consultancy service for many builders and developers. Now I am interested to start up my own land development project and market it. A parcel of land is to be acquired and developed.
I will attract local and international customers through advertisement and sell out villa sites or finished villas. The Real Estate is a very good business compared to other businesses because of the land appreciation doubling in span of time. The investment will be secured and profitable.
Expansion of Business:
Once it is stabilized, we can think about selling out the acquired land parcel to a reputed company for Joint Venture and development with good ratio for the investor.
The initial investment is only for land acquisition. Later on with the project plan we can expect loan from private bank or we can expect builders for joint development with return after development.
I already had such projects about a good land parcel in a well development area. So it requires three to six months to acquire the land, and if its own development it takes another 3 months for layout formation. At least 1 year is required to construct and start selling the villas.
Joint development options with any customer will be depending on the builders and developers
Offering to the investor:
Only the service charges or minimum percentage on the return of the business
1 year for completion and 3 months for selling out the properties. Payback will be after 1 year.

We offer to investors to participate with 50% on the joint development with any builders and developers and to get 75% from the land out rate sale to any customer after expenditures such as land acquisition charge and development charges.
