Investment is wanted for development of tourist apartments with high rental returns. I have worked for more than 4 years as an independent consultant for various domestic and international brands. Recently I have identified an excellent investment opportunity and wish to implement it via joint venture or partnership with an investor. It is absolute 0% risk investment. Proposal is to construct G+1 property at a land piece of 4500 sq. ft. The developed property will have 18 fully furnished units of 1RK flats each having a total area of 350 sq. ft. 8 units plus common area will be there on the ground floor and 10 units on the first floor. Total cost of Development will be Rs. 2,45,00000 (USD 457944). This cost of development includes clearances, taxation, and advertisement for sale or rental. Upon completion the property will have an immediate rental value of 36 lakhs (USD 67284) per year (2 lakhs (USD 3738) per flat per year).
The investor will be paid 10.5% interest rate for the investment. Alternatively, the Investor can opt for 16 out of the 18 units. By this option the investor will get a flat at Rs. 15.31 Lakhs (USD 28621). The selling price of each unit is comfortably between Rs. 18 Lakhs and 21 Lakhs (USD 33644-39252) if sold immediately on construction. Pre-approval from Bank can also be arranged if the investor wants to sell their units. If considered as an investment for the future, the capital appreciation is much higher considering the fact that the tourism business at the chosen location is already well established and demand for such properties is high.
You don’t have to depend on any nearby infrastructure project for the appreciation. If invested for immediate rental income the property is most suitable as mentioned above. Each unit will be complete with all amenities. And the demand for such accommodations is huge in the area. Rentals will be easy to manage as all the units are in one building plus the entire guest logs will be made available online and so made accessible from anywhere.
I have already located land for the purpose of this project, so 6 to 9 months are required to construct and start selling/renting the flats.
The investment will need to be released stage-wise like upon registration, completion of foundation, roof and brick work etc.
You will be working with an individual, who is directly involved in the project at every stage starting from seed to the sale and renting. So you can expect full transparency throughout. The investor is offered 11% interest rate for the investment amount and a payback period of 3 years. Or else, the investor can opt out with 16 out of 18 units. Upon completion of the project long term opportunities from the proposed development company can be discussed.
Additionally, with intention to identify the possibility of sales of such flats I had recently run an advertisement for 15 days. The outcome was positive. Even after telling the interested buyers that the project is still at planning stage at least 10 parties have emphasized on being updated as soon as I make any progress. Hence, if investor intends for an early break even by selling out their units, then booking for the all the units can be obtained even before the completion of the project.
