Required is a partner for a Real Estate development company who can invest in land purchase. Investment will be paid back on project completion.

I need a partner to establish a real estate development company who can invest in the purchase of land. The land plot size would be 60,000sq. ft. and the investment would be Rs. 40,000,000 (USD 600,000). The land will be used as site for development of individual villas which will be all sold out. Time taken for completion of the project will be less than 1 year as land for site is already identified.

I have done advertisement for the sale of Villas and booking will be complete upon setting up of the company and purchase of the development site. So no further investment for construction or else is required. All the cost of construction will be met out from the amount received from the sales of flats. Just land and registrations required. Project will be pre-approved by banks.

Approximately Rs. 180,000,000 will be the immediate profit from sale of the Villas. Will make a payback of Rs. 1, 000,000 (USD 1,500,000) to the investor, that is 7 times more than the amount initially invested. Open to provide long term royalty as a silent partner in the development firm.

All the amounts related to return that are mentioned here have been kept conservative. Gains can be much higher but not less than what has been said here. The profit calculated above is based on the current sale price of flats in the said area. There will be a definite appreciation in the rates by the time project completes and buyers too would reap the benefits of that.
