Competitive Advantage

Yercaud, being a less explored hill station and vacationing place has ample opportunities for a high end players. There are already around 4 to 6 places which overflow with tourists during the holidaying season. Also, in spite of the much higher tariffs and far lesser amenities, there are not many players in this region. With metro cities like Bangalore, Chennai and Coimbatore being the feed centers, the influx of tourists is always on the rise for Yercaud.
Where we can make a mark, and keep continuing, is in the abundant space for amenities and gaming activities which are quite a game changer for this industry.

Rationale for the deal

Hospitality being a prosperous industry is on the verge of a boom after a fair period of lull in India. The average occupancy rates calculated is around 25% to 30%, where in this industry makes for the investments and returns. Even after taking these conservative figures the investments can be serviced. But what is quite an untapped market is the Corporate activities, Destination Events and Team Building sessions. These features have been integrated in the overall scheme of operations which can become immensely favorable for this particular resort.

Use of financing

The requested funds are needed for building up the infrastructure. The land has already been bought and all the basic infrastructures like road formation, electricity connection and water sources have been completed. The next big step is to proceed according to the design.
On a general understanding, 4 to 5 rounds of equated financing may take care of the project, with a minimum of 20% of the total funding during the starting off.

Opportunity for the investor

For the equity investment, up to around 35% stake can be offered. We are looking for constructive partnership with silence being the sacred word. The physical design and financial game plan are our forte.
The installment schedule preferred would would be phase wise at around 20% each over a period of around 18 months
