The project idea is to construct 20 cottages in Waynad, Kerala, India. It is one of the few districts in Kerala that has been able to retain its pristine nature. The bio diversity of Wayanad with its hill stations, spice plantations, and striking waterfalls has made it the most popular tourist destination in Kerala.
The project focuses on providing quality living on the lap of the nature, with a traditional touch. The most attractive part of the project is that it creates a soulful ambiance that makes everyone feel the warmth of the green paradise. Moreover this eco-friendly project is designed in such a way that it doesn't affect the flora and fauna of the area and its surroundings.
The cottages will have built up area of 350 Sq ft - 400 Sq ft with living cum dining room, one bed room with attached bathroom and kitchen, on an ideal plot of 2.5-3 cents. All the cottages will be constructed with traditional Kerala architectural features, and modern architecture inputs. Each cottage will cost below 10 lakhs. The project will be ready to hand over in 1 year.
Nearly 20 villas of same floor size will be constructed using environmental friendly materials like laterite stone known as Vettukallu, mud, wood etc.
These kinds of villas can give an earthy look without the external plaster and also give a natural cooling to the interior. A pond will also be constructed to add a picturesque touch to the project. Since project Sauparnika is coming up in a fastest emerging tourist destination, the investors will get a golden opportunity to be a part of tourism industry. Moreover, being a part of the project is like having a leisure home in Wayanad and a new source of income (by renting it to tourists).
Holiday Virgin will take the cottages on lease from the investors, for a particular period of time and convert them as resorts. This will open up a new income source for the investors. Since the flow of tourists to Wayanad will keep on increasing, the investors will be able to regain the invested amount within a minimum period of time. The investors can have their holiday in their respective cottages whenever they want.
The company will take care of the maintenance of the cottages in the lease period. After one year if the client wants to sell the property, Holiday Virgin will either buy it back or make arrangements for selling the property with a profit percentage of around 10-20%.
