Equity investor is needed for proposed Kitesurfing Resort Project in Kalpitiya. The project is for sale with a complete package of documents and the land extent.
Proposed Rersort will be located in the Kalpitiya, Sri Lanka.
Placed 140 km north of the Bandaranaike International airport, the Kalpitiya region is one of the most beautiful coastal areas located in the Western Province of Sri Lanka. There is a plenty of tourist activities in the region, but what really brings people to Kalpitiya its unique weather conditions. Simple as it is, this land is a kitesurfing and windsurfing paradise. Wind season lasts 9 month through the year with a short rainfall period and zero tidal wave threat. The only thing that prevents Kalpitiya from being one of the world’s most sought-after kitesurfing destinations is the lack of infrastructure and decent accommodation.
The main goal of the proposed project is to offer guests appropriate level of services at a reasonable price in comparison to the current local market offerings.
Currently all the reports and architectural designing are completed. The land extent with a clean title has been purchased for the cause of the project.
The lot has a central location with undisrupted view of the Kalpitiya lagoon. The total area of the land extent is 1 Hectare.
The proposed hotel complex will include the following facilities:
• 20 semi-luxury AC units for the guests’ accommodation. Of the 20 units, ten will be twin-bedded and ten will be double-bedded. The units will be suitable for an extra bed placement
• Fully equipped water sports centre
• Large outdoor swimming pool
• Chill out area.
• SPA and wellness centre
• Restaurant and bar
Most of the revenue shall be generated from accommodation and food and beverage services.
It is expected, that return of the investments period is 4,5 years from the beginning of operations.
The project is expected to be deployed in a single stage.
Main goals are to offer guests appropriate level of services for a reasonable price in comparison to the current local market offerings.

Kalpitiya is a brand new unexplored region of little to no competition. The overall proposition of accommodation services is not sufficient to support the demand.
Currently only a few schools offering kitesurfing and wind surfing classes along with basic, but overpriced accommodation services operate in the area. Taking into account their purely local level of development and the preferences of the target audience, construction of a new hotel complex paired with a kitesurfing centre is a promising endeavour indeed.
Our resort shall furnish its guests with the services of an international standard at the reasonable rates. Also a non-conventional approach was chosen in the matter of interior and exterior designs.
