As a potential participant, you will be presented the opportunity to review a detailed analysis of each available deal in order to gauge investment viability along with risk, facilitate your own due diligence, and to further assist in assessing whether each opportunity best suits your individual or group investment needs.
As a participant, your investment will be utilized to fund individual or multiple real estate loan transactions including both residential 1-4 family investment properties, as well as commercial and mixed-use investment properties.
Each property will be located within New York's 5 Boroughs, representing Manhattan, Brooklyn, Queens, Staten Island & the Bronx, as well as Long Island, N.Y., comprised of Nassau & Suffolk Counties. This real estate market consistently ranks among the top regions of the United States, in relation to current & sustained property value, rental income & square footage rates, in addition to higher overall growth & market recovery rate.
Each potential private lending transaction will be issued with a 1 year interest only, balloon term, structured to provide the investor, (e.g., Individual, Corporation, L.L.C, Trust, Etc.) with a 10% rate of return. The investor, will lend no more than 50% of what is determined to be the current conservative market value of each individual property, and will hold 1st (and sole) lien position on title to property. Each loan provides for a complete and thorough title/abstract review. Each property will maintain property insurance naming lender as loss payee for the duration of the individual loan term. Each loan will implement an Assignment of Lease (i.e., rental income) provision, as an added security to the investor. The overall majority of payoffs generated to satisfy private loan transactions are facilitated through the use conventional lender financing or subsequent sale of financed subject property.
