Investment Opportunity

The funds will be used to buy, develop, and build a building to house 4-6 anchor tenants (Bank, Brew-Pub, Restaurant, Coffee Shop/Bakery) and the 200+ stall market.

There are two sides to this venture: (1) Buy and hold commercial property, and (2) expand the market and help the community, farmers and small business grow.

Up to 49% of the company is already available.

The revenue stream is twofold:
The anchor tenant will generate 18-22/sqft or 25-30k per month.
The market will generate a min (first year) of 100 (stalls) x 4/week x 4 weeks/month x $45/day = 72,000/month.

The gross annual return per year would be respectively 72,000 + 25,000 = 97,000 x 12 = 1,164,000/yr.

Competitive Advantage

I have all the contacts, as well as the vision, passion and experience to run this business successfully. It is not an easy task to bring 100+ independent small business people together for a common goal!

This is my home, and I will be devoted to the business full time, so that investors do not have to be here to supervise their investment. I have already set up a team consisting of legal, accounting, and marketing professionals, with government approval already granted.

Opportunity for the investor

The investor can fund the entire project or a part of it amounting 4 million, in which case the remaining 5 would come from other debt sources.

Depending on the partner, this could also be a market testing place for their other interests.
