INVESTMENT OPPORTUNITY
The company has started business in the sector of housing projects, real estate & properties. We currently construct houses for people and also acquired some plots of lands to put up low cost and luxurious houses for rental and direct sale purposes.
We have the intention of putting up apartments that are fully furnished for rental and sales purpose at a prime location within the Greater Accra, Ashanti and Western regions of Ghana. Our offering will include also student hostels, two and three bedroom houses and buildings of choice for individuals and corporate organizations within the country.
These projects will start immediately after funding is secured and the necessary documentations are met by both parties.
Project duration will take six to twelve months, the houses will be ready for sale and renting and the business will start generating revenues to meet the cost of funds and possible reinvesting into the business.
Target Market: We are targeting government workers, corporate institutions/bodies, tourists, individuals, workers, families, educational institutions and training colleges, financial institutions, etc. to patronize this service at an affordable price.

Selling Cost of fully furnished Apartments/Building:
 2 bedrooms - $60,000.00
 3 bedrooms - $120,000.00
 4 bedrooms - $145,000.00
 5 bedrooms - $170,000.00
Stage of project: We are at the start up stage and ready to move into full project construction. We have already acquired some lands and ready to start development.
Project Justification: There is a huge housing deficit of over One Million which the government is finding it difficult to address; currently the private sector is the driving force to provide accommodation to meet this housing deficit, the government has urged the private sector and individuals to seek partnerships and funding to assist.
Progress on The Project: We will submit to the investor monthly, quarterly and yearly progress report on the project and business sales and profitability returns.
Project Timeline and Key Milestone: The project funding will last for a period of 10 years after which the debt will be paid back or otherwise requested by investor for a joint partnership after the repayment period elapse.
Funding Requested: Funding in the amount of $250,000 and $750,000 is requested for purchase of machinery and construction equipment for the construction of housing units and provision of road network and other facilities for the community.
Our advantage is sustainable because of the flexible mortgage financing we will make available to our clients which will be based on a new model of rent-pay-own property base which is non-existent in the country.

Competitive Advantage

Currently, there are a lot of competitors in the industry. Direct competitors includes Buena Vista homes, Devtraco homes, Noble Real estates, etc.
Indirect competitors includes private landlords and Real estate agents.
We are so different from these firms and individuals in the sense that we build the homes, rent them out to this individuals and mortgage them to them which they will pay over a period of time. we also acquire the lands and build to customers specification.
We are going to sustain our advantage through customer referrals and also provision of affordable housing units. Most client would like us to construct for them before finally paying for their homes through mortgages. This is the main advantage and why we are seeking for funding to aid in achieving this need of our clients.
We will also provide road network and other facilities for the community like vehicle to transport people to and from work and Uber facilities also for individuals who will want a private transport.

Rationale for the deal

The current opportunities are enormous for now due to the high demand for affordable housing units which stands at a gap of over a million and the growing population in the capital region of Ghana for that matter makes demand exceed supply at all time.
The Housing Business is rising suddenly due to the ever increasing population growth, future infrastructure developments and increasing trend of Ghanaians for good living.
We will be generating revenues from the sales and rentals of this housing units for which there are ready markets. Currently, in the Greater Accra region of Ghana, a 2 bedroom house is being rented for $150.00 per month minimum and a 3 bedroom also for $250.00 per month minimum. We will be generating enough revenue from the rentals of this properties since we considering most structures.
Most of our competitors are capitalizing on the lack of affordable housing units and making huge revenues in those areas by renting at high cost to people who are eager for accommodation and do not have any means of getting an affordable homes.
We are confident that we will make huge profit through the direct/outright sale, rent and mortgage of the properties.
Currently, we have over seven years experience in the industry. And we also engage experience engineers who we work with who has vast experience in the construction industry.

Use of financing

Funds will be utilized as follows;
 To acquire additional acres of land
 To construct initial housing units
 To acquire new construction equipment

The funds requested will be use as follows;
1. Equipment purchasing cost $50,000.00
2. Building Construction Cost-5 units ( Furnished 2,3,&4 Bedrooms) $550,000.00
3. Initial 32-Bed student hostel cost $150,000.00
Total Funds requested $750,000.00
We are confident in using the funds efficiently to derive the necessary benefits for which the fund is being sort for.
We suggest that the fund should be disbursed in Two equal installments to help achieve the project timeline.

Opportunity for the investor

Funding in the amount of between $250,000 and $750,000 is requested and will be paid back within Ten (10) years. We proposed an interest rate of 10% per annum for the fund.
The investor will be paid a return on the investment and will also have the option of owing part of the business in equity form or as maybe agreed by both parties. To protect his investment, the investor will be engaged where the need arise to contribute towards the success of the business.
Per agreement with the investor, we will suggest that a 20% of Investment amount including interest will be paid per year the 5th year of operation.
