We owe the land and are looking for investors who can manage all development expenses including N.O.C from the Government, registrations, master plans, development, etc.
The project is about developing a land plot, which is situated on the road near Karachi airport. The project will get started with obtaining N.O.C. from the Government of Pakistan which will cost one million dollars. The 2nd step its registration that will cost 10% of the capital value, or again about one million dollars.
The land is 27 acres without demarcation but after demarcation it is expected to remain 14 acres only. The land rate is about 0.75 Million Dollars per acres, so if the land is 14 acres then its rate will be near about 11 Million dollars. Then the investor will have the right to sell that land and get profit or develop it by investing more and get more profit in the long term.
The great advantage of this project is the location of the land plot. The property is situated close to the airport which is the most important place in the city, where housing projects would be more successful. If the investor invests only in N.O.C and registrations then he will get 25% cash profit on his investment. If he invests one M Dollars then I will pay 0.25 Million dollars as profit. The time period is 4 months.
The finance is needed for obtaining N.O.C for constructions and registration in the Land record.
As I have mentioned above the investor will get 25% cash profit in 4 months if he invests one million dollars in N.O.C and one million dollars in registration. This is just a starting position - if the investor is willing to put more money in making master plans and fully developing the land, then he will also get construction benefits.
