I am looking for a business partner who will fund the construction of a retirement home for active retirees. Мy wife and I own a property ideal for this business. The property is located in a popular tourist destination, one and a half hour drive away from the International Airport of Manila, the capital of the Philippines. I am ready to take this to the next level and grow with my partner’s help.
The retirement industry is offering a great opportunity, which is growing as we speak since the world is greying.
One futuristic projection shows that by 2050 25% of the world’s population will be over 65 years old. The capitalization of the owners is the property (price worth is around $100,000). We are soliciting an outside investment of approximately $200,000.
Opportunity for the investor
In the worst case scenario, we project an 18% annualized yield for our partner on a yearly basis with low occupancy rate. Payback period with these conservative numbers is 5 ½ years. In the best case, we project a 27% annualized return and payback period is 3 years and 8 months.
The partner will also be given additional benefits to be used as he/she desires. We will give the investor the choice to maximize his returns and hit break even as soon as possible.
We are prepared to offer an investor a 5 year exit strategy.
