The purpose of the project is to build an affordable Townhouse complex for individuals working in and around the mining towns of Matlosana and Orkney.
The city of Matlosana is about 150 km South West of Johannesburg where 3 shopping malls are being built to cater for the people who will fill between 5000 and 10000 jobs. Economic growth is expected to double in the next year alone to about 5%, one of the few South African towns to enjoy such a lot of expectations.
The Management anticipates that both municipal and mine workers seeking a cost effective and upmarket accommodation will patronise the complex because of its location. Building projects worth more than 3bn have been approved in the North West town in the past year alone.
My direct competitors are the existing hostels and housing accommodation for employees in the area. My indirect competitors are individuals who have given their houses as rented communes. The complex will be advantageous by providing modern, upmarket and safe accommodation with comparative rates to both local and foreign workers in the area.
Rationale for the deal
The main rationale for the is the huge gap between supply and demand. The location of the complex is ideal because of its proximity to the local mines and the CBD and is advantageous for individuals who prefer to stay close to work. Having been a resident myself for over 25 years, my experience has shown that it is a very profitable industry as over 60% of people are in need of accommodation.
Use of financing
I am actively seeking an investment in the form pf a loan. Funding is needed for the complete project. The loan needed is $1000 000 which will be paid back in 5 years. I would like to find a silent investor with a ROI of 40%. Full payment will take place at the end of 60 months. The terms, interest rates and loan covenants are to be determined during negotiations.
